Deka Immobilien has secured a trophy asset in one of Paris’s most prestigious office locations with the acquisition of the property at 10 Avenue Hoche in the centre of the 8th arrondissement. The total investment amounts to approximately EUR 100 million. The acquisition is being made for the open-ended real estate fund Deka-ImmobilienEuropa. The seller is an institutional investor.
The elegant seven-storey Haussmann building, originally constructed in the 19th century, underwent a comprehensive refurbishment in 2017. Combining classical Parisian architecture with contemporary office standards, the property features a 50-metre-wide façade and offers around 4,495 sq m of high-quality workspace, a prestigious entrance hall and modern amenities including lounge, wellness and dining areas.
Its outstanding location provides immediate access to the Arc de Triomphe, Parc Monceau and the Champs-Élysées. Metro stations Ternes and Courcelles, as well as the major transport hub Charles de Gaulle–Étoile, can all be reached within a ten-minute walk.
The building is fully leased to the international law firm Mayer | Brown, which operates its Paris office at this address. The recently renewed nine-year lease ensures long-term income stability for the fund.
With sustainability certifications BREEAM In-Use Excellent and HQE Excellent, an energy performance rating of class C (DPE C) and EV charging points in the underground car park, the property meets the highest standards of environmental performance and future readiness. It already complies with the French Décret Tertiaire requirements for energy efficiency and is connected to the district cooling network.
Haussmann buildings are named after Baron Georges-Eugène Haussmann, the urban planner who reshaped Paris in the 19th century. His distinctive stone façades, tall windows and clean architectural lines continue to define the cityscape today – a symbol of timeless Parisian elegance and among the most coveted addresses in the French capital.
With this investment, Deka-ImmobilienEuropa is adding a modern and sustainably certified office property with a long-term secured cashflow in a prime location of the Paris CBD to its portfolio.
Deka Immobilien was advised on the transaction by CMS Francis Lefebvre Avocats (legal), ATTAL et Associés Notaires (notarial), Amexia Conseil (technical) and FIDAL Avocats (tax).
