Our portfolio is made up of some 300 office buildings on five continents. That makes us one of the world’s largest investment managers in this asset class – with excellent market connections.

Offices are vibrant spaces where people work and come together. Thanks to our long-standing experience in catering to location- and user-specific needs, as well as clearly defined regional responsibilities within our teams, we have the expertise and skills to adapt our properties flexibly to evolving market challenges – and to provide our tenants with real estate designed for the future. As an active real estate manager, that allows us to create optimal conditions for the working and living environments our tenants feel at home in.

Our tenants are as diverse as our office buildings and include international market leaders and commercial law firms, as well as medium-sized companies, agencies and IT service providers. We understand the different requirements in each market and have set up our office expertise accordingly by region. Account managers with proven expertise in the regional teams take care of all local requirements and tenant needs.

 

The main users of office buildings today demand an ever-greater focus on well-being. As a result, office workplaces have to be characterised by flexible and sustainably run buildings offering intelligent, digital services that enable tenants to attract and retain talents.

Highlights from our office real estate portfolio

With its majestic façade, Le Centorial is proof that yesterday and today form a perfect match. Acquired by Deka Immobilien in 2000, the historical building was built in 1878 as the headquarters of Crédit Lyonnais and is located in Paris’s CBD (16-18, rue du Quatre Septembre). Today, it is home to numerous well-known international companies.

The building was a landmark in the Paris business district for more than a century, until it was almost completely destroyed by a large fire in 1996. The façade was dismantled – stone by stone in some places – and restored to closely resemble its original appearance using the same materials. A seven-storey office building with three basement levels and a large atrium were built behind the listed façade. The entrance area is crowned by a cast iron dome designed by Gustave Eiffel. A new conference room area with auditorium was added to Le Centorial in 2018.

Located in the heart of Paris, Le Centorial’s history and unique architectural style doubtlessly rank it among the best-known buildings with headquarters potential.

Thanks to high sustainability standards, digital amenities, comfort and aesthetics, the office high-rise is the address of choice for global players from a variety of industries. TOWER185 measures more than 100,000 square metres in leasable area and is home to more than 25 companies and institutions.

Designed to meet strict sustainability criteria, TOWER185 was one of the first new skyscrapers built in Europe to be awarded LEED Gold sustainability certification. Sustainability continues to guide our actions to this day, with features such as energy-efficient building operations through smart data technology, as well as rainwater harvesting, a comprehensive waste management concept, green leases and much more. The building also encourages zero-emission mobility by providing extensive amenities for cyclists and charging infrastructure. Since 2022, TOWER185 has also offered drivers the widest selection of electric vehicle charging options of any office building in Germany, with 130 charging points providing up to 22 kilowatts of electrical output.

TOWER185 is a real landmark property and offers premium tenants state-of-the-art and environmentally friendly office space in the heart of the city.

The building has been part of Deka Immobilien’s portfolio for over ten years, and was home to Stora Enso, one of the leading companies in the Finnish-Swedish forestry and paper industry, for around 50 years. After the tenant moved out, the building was modernised. In particular, Deka Immobilien collaborated closely with the Finnish National Board of Antiquities to restore the historically significant meeting rooms.

Today, 'Sugar Cube' is a sought-after address, home to a renewable energy company and DLA Piper Finland, an international law firm, among others. The roof terrace offers unique views of the Baltic Sea, the harbour and Helsinki. Environmental protection and the conservation of resources also play an important role. This is why we have included 'green' sustainability clauses in our tenancy agreements, as well as implementing further energy efficiency measures.

Where the Haberbusch & Schiele Brewery once shaped the city’s industrial character, today a lively quarter has emerged that brings together work, living and leisure. Acquired and completed in 2021, the complex comprises the new “Malthouse Offices”, the revitalised “Malthouse” and “Historic Cellars”, as well as the “Historical Villa” – together offering around 29,600 square metres of lettable space and more than 180 parking spaces. Embedded within the large-scale “Browary Warszawskie” development, with over 100,000 square metres of office, residential and retail space, it has become a new urban destination in the Polish capital Warsaw.

What gives the ensemble its distinctive flair are the gastronomy concepts set in historic surroundings – from modern food halls to “Nine’s”, the restaurant by football star Robert Lewandowski. Alongside landscaped green areas and a broad range of services, they make the site a true place of encounter and exchange. In 2022, the project was honoured with the prestigious MAPIC Award for Best Urban Regeneration.

The Brewery Ensemble is undoubtedly one of the properties in our portfolio that bridges history and modern urban life in a unique way – a true landmark in Warsaw.

André Citroën himself oversaw the building’s construction. Upon opening, it was proudly known as the “world’s largest filling station” and sported a garage with space for 1,000 cars, as well as workshops for assembling new cars, repair shops and a massive spare parts warehouse. Each level was connected by a 200-metre ramp, making it possible to park cars on different floors. The ramps still exist to this day!

Customers, visitors and workers were able to access the floors on foot by using one of the five staircases situated in the eye-catching turrets. Despite its age, the Citroën showroom building still captures people’s attention thanks to its striking modernity and clear lines.

Following extensive renovations in 2015 and 2016, the building radiates a fresh, new appeal and has earned BREEAM Excellent certification. Behind its listed art deco-style façade, the Lyon landmark offers businesses unique, prestigious office and training spaces spread out over roughly 22,000 square metres. The ground floor features retail spaces to preserve the original showroom character. With their premium amenities, the flexible office spaces provide a high-end working atmosphere and remarkable space efficiency in line with the highest standard for public buildings in France. The office spaces for tenants can be flexibly subdivided and offer a full range of modern working options, from open-plan offices with meeting zones and quiet areas to combination concepts. Energy for heat and hot water is provided by a geothermal heat pump. To create more daylight, the lightwells from the original design were restored. Tenants can also directly access the 170 parking spaces with their vehicles by using the restored ramps.
