With the acquisition of the “Gerling Garden” complex in Cologne, Deka Immobilien has added three high-quality, long-term leased properties to the portfolio of its open-ended real estate fund Deka-ImmobilienEuropa. The purchase price remains confidential. The seller is a joint venture between Quantum and PROXIMUS. Colliers advised on the transaction.
Gerling Garden is part of “Gerling Quartier Süd,” a revitalised complex of four listed buildings formerly serving as the headquarters of the Gerling Group. Today, the Gerling Quarter functions as a city within the city, combining office and residential space with hotel, leisure and dining facilities.
The property is located close to the well-known Cologne Ring and major shopping streets such as Schildergasse and Hohe Straße. The “KölnCity” submarket ranks among the leading office and retail locations in Germany, characterised by strong demand and stable rental development. Its excellent infrastructure, diverse amenities, vibrant culinary and cultural scene, and outstanding connections to public transport and long-distance travel make the area highly attractive to both local businesses and international visitors.
The ensemble comprises three legally and technically independent buildings, some of which are listed as historic monuments. The hotel building, The Circle, was comprehensively refurbished in 2018 and has a total of 207 rooms. The sole tenant is the lifestyle hotel 25hours Company. The two office buildings, The Gate & The Hall and The Lime, completed in 2025, cover a total area of around 18,800 square metres and are almost fully let on a long-term basis. The underground car park beneath the quarter offers 191 parking spaces, 146 of which belong to the Gerling Garden property.
The buildings The Lime and The Circle are already BREEAM-certified, achieving “Excellent” and “Very Good” ratings respectively. An “Excellent” certification is also expected for The Gate & The Hall. Altogether, the complex demonstrates a strong sustainability profile.
With this transaction, the Deka-ImmobilienEuropa fund management is investing in prime, long-term leased properties in an excellent location.
