Acquisition of premium office Property Tour Deloitte in Montréal

With the acquisition of the premium office high-rise Tour Deloitte in Montréal, the open-ended real estate fund Deka‑ImmobilienMetropolen (DIM) has made its first investment in Canada. This fully let, centrally located trophy asset represents a key milestone in the geographical diversification of the fund’s portfolio. The seller is Cadillac Fairview, a wholly owned subsidiary of the Ontario Teachers’ Pension Plan and one of the largest pension funds in Canada. The parties have agreed not to disclose the purchase price.

Completed in 2015, the property is ranked among the top three premium office towers in downtown Montréal. It is located on Rue Saint Antoine in the Ville-Marie business district and offers direct access to RÉSO – the city’s underground pedestrian network that connects much of the downtown area and is used by more than 500,000 people daily. Just steps away lies the Bell Centre, home of the historic NHL team “Canadiens de Montréal” and one of the largest hockey arenas in the world. The location stands out with its excellent access to public transit, major highways, and its proximity to hotels, retail, and key city infrastructure.


Designed by renowned architectural firm Kohn Pedersen Fox, Tour Deloitte features a striking glass façade, an impressive lobby nearly 10 meters high, and flexible floor layouts of over 2,000 square meters each. The approximately 48,000 square meters of leasable space are spread across 24 floors. The building is fully let long-term to nine tenants, including Deloitte as one of the anchor tenants.

Tour Deloitte was the first office tower in Montréal to be constructed according to the LEED Platinum standard for Design and Construction– placing it among the top 25% of comparable buildings in terms of energy efficiency.

This acquisition exemplifies the DIM fund’s selective investment approach: targeted growth in established metropolitan regions with sustainable potential. Active liquidity management enables the fund to seize attractive market opportunities and benefit from long-term growth trends.
