Logistics asset “MXP3” acquired near Milan

Deka Immobilien has strengthened the logistics share of its open-ended real estate fund WestInvest InterSelect by acquiring “MXP3” in Vercelli near Milan, northern Italy, thereby adding a modern and long-term leased property to its portfolio.

The property is fully and long-term leased to Amazon Italia and is located in the strategically positioned triangle between Milan, Turin, and Genoa – one of the most important logistics regions in Europe.

The fashion capital Milan is not only a cultural landmark but also the economic center of northern Italy. Numerous industrial and commercial companies are based here, generating strong demand for modern logistics solutions. The “MXP3” site offers excellent connections to the A4 motorway (Milan–Turin) and the A26 (towards Genoa and its seaport).

The complex, built in 2017 and expanded in 2022, comprises around 150,000 sqm of rental space, including a modern logistics hall with office components, approximately 1,100 car parking spaces and 260 truck parking spaces. From this location, Amazon ships a wide range of product categories, including household appliances, furniture, and outdoor equipment. The property also houses one of only two global Amazon innovation labs – the only one in Europe, alongside the facility in Seattle.

The property also stands out in terms of sustainability – a key selection criterion for the fund. It holds a BREEAM certification with a rating of “Very Good.” A large photovoltaic system is installed on the spacious parking area, providing renewable energy to support the site’s operations. At the same time, the solar panels offer reliable weather protection for the vehicles parked underneath.

With the acquisition of “MXP3”, the fund management is continuing its strategy of targeted diversification in the European market.
