Renovate, modernise, revitalise: when it comes to getting buildings ready for the future, there is no one-size-fits-all solution. The extensive redevelopment of TWENTY ONE CENTRAL, an ageing seven-storey building in Munich’s city centre that was constructed in 1975 and partially refurbished in 1990, into a modern mixed-use property is a prime example of Deka Immobilien’s forward-looking approach to asset management.
In line with Deka Immobilien’s commitment to sustainability, the building was extensively refurbished in terms of energy efficiency, undergoing a transformation in all technical and structural respects into a future-proof mixed-use property. The newly designed façade along Bayerstraße and Schillerstraße echoes the proportions and materials of the surrounding area and thus ensures that the building fits smoothly into the surrounding complex, which is made up in part of individual listed buildings.

- The 2nd to 5th floors, which had already been stripped back to the shell, were fully refurbished and the building envelope (façade, flat roofs and pitched roof on Zweigstraße) was renovated to improve energy efficiency
- Extension of courtyard-side areas on the 4th floor for hotel use
- Two atriums cut out of the existing building structure on the 3rd and 4th floors to illuminate the hotel rooms
- New panel element façade installed along Zweigstraße with new post-and-beam façade along the inner courtyards and atriums
- Sun protection and bicycle parking spaces in the inner courtyards
- Terraces upgraded/greened, extensive greening of flat roofs
- Existing entrance areas and stairwells visually enhanced and enlarged
- Existing heat exchangers removed; building switched to district cooling
- Lighting system switched to LEDs
- Building automation upgraded
- Natural light optimised by significantly enlarging the window openings from the 2nd to 5th floors
- Sound insulation improved by installing outer panes
- Sun protection with centralised control
- New two-storey curtain-type back-ventilated stone façade in the base and arcade area
- New high-quality curtain-type back-ventilated plaster façade on the floors above
- Replacement of the display window glazing and doors on the ground floor
