Deka Immobilien acquires logistics property near Helsinki

Deka Immobilien has acquired the “Project Amelia” logistics property in Vantaa near Helsinki for the Deka-ImmobilienEuropa open-ended real estate fund. Completed in 2022, the property is located at Turvalaaksonkuja 4 in the Aviapolis logistics cluster within the Helsinki metropolitan area.  The seller is an institutional investor. The parties have agreed not to disclose the sales price.

The property comprises 32,947 sqm of lettable space and is fully let on a long-term basis to Barona Varastopalvelut Oy. The Finnish 3PL provider offers warehousing and e-commerce logistics services to companies in Finland and internationally and uses the property as its central logistics hub. The property meets high ESG standards. It has achieved a BREEAM International New Construction rating of Excellent, the British sustainability standard for buildings, and has an EPC rating of A. The property also features, among other things, photovoltaic and geothermal systems. 24 of the total of 167 car parking spaces are also fitted with an electric charging point. The building is designed to support modern logistics operations. It has a clear height of approximately 12 metres, 37 loading docks and generous manoeuvring and loading areas. Specially equipped areas allow for the storage and handling of hazardous goods. The space can be subdivided and accommodates a range of logistics requirements. The tenant has also invested in automated storage systems.

Aviapolis is Finland’s leading logistics hub, benefiting from its location next to Helsinki Airport and its connections to the country’s main transport routes. Around one third of Finland’s population can be reached within a one-hour drive. The area is home to numerous Finnish and international logistics and distribution companies.

The acquisition follows the purchase of Gerling Garden in Cologne. In June 2026, Deka Immobilien acquired the three-property ensemble, comprising approximately 45,000 sqm of gross floor area, for Deka-ImmobilienEuropa. It comprises the two office buildings “The Gate & The Hall” and “The Lime”, providing a combined lettable area of approximately 18,800 sqm, as well as the 207-room “The Circle” hotel.

The transaction was supported by Sweco Finland on technical due diligence, KPMG AG on financial and tax due diligence, and JLL Finland on commercial due diligence. CBRE acted as an agent on behalf of the seller.

With the acquisition of a modern logistics property in Vantaa near Helsinki, Deka Immobilien is investing in Finland’s most sought-after logistics location. The property is fully let on a long-term lease.
