Deka Immobilien completes closing for Gerling Garden in Cologne

Deka Immobilien has completed the closing of the "Gerling Garden" building complex in Cologne. Gerling Garden expands the portfolio of the open-ended real estate fund Deka-ImmobilienEuropa. The seller is a joint venture between Quantum and PROXIMUS.

Gerling Garden forms part of Gerling Quartier Süd, the former headquarters of the Gerling Group in Cologne city centre. The sections of the building acquired by Deka Immobilien comprises a gross floor area of around 45,000 sqm. These are spread over three legally and technically independent properties as well as the district’s own underground car park.

The 25hours Hotel The Circle has 207 hotel rooms and contributes to the opening of the quarter. 

The two office buildings The Gate & The Hall and The Lime were completed in 2025. Together, they provide around 18,800 sqm of rental space and are nearly fully let on a long-term basis. Tenants include YPOG, one of Germany’s leading law firms specialising in venture capital, private equity and fund structuring, occupying approximately 4,000 sqm of office space. In addition, the Church Supplementary Pension Fund of the Association of German Dioceses (KZVK) has leased more than 9,000 sqm of office space on a long-term basis.

The Lime and The Circle have achieved BREEAM certifications rated “Excellent” and “Very Good” respectively. An “Excellent” rating is also expected for The Gate & The Hall.

Gerling Garden received the immobilienmanager Award 2026 in the category “Projektentwicklung Bestand”. The award recognised the transformation of the former Gerling site into a mixed-use urban quarter, preserving its historic fabric while adapting it to modern requirements.
