Near the Saxon city of Zwickau, Deka Immobilien is enhancing Meerane Industrial Park with a comprehensive energy infrastructure. The project involves the implementation of an integrated energy system with an installed photovoltaic capacity of 12.3 MWp.
In collaboration with ENVIRIA, a decentralized energy provider for commerce and industry, five of the six modern logistics properties at the site will initially be equipped with photovoltaic installations, battery storage systems, charging infrastructure and intelligent energy management. Installation is scheduled for the third quarter of 2026, with commissioning planned for one year later. The installation of photovoltaic systems on all six buildings is envisaged.
The property, located in close proximity to the Volkswagen production plant in Zwickau, has been part of Deka Immobilien’s portfolio since March 2021 and is let to financially strong tenants including RHENUS, DHL and Volkswagen.
The project comprises 26,300 photovoltaic modules across approximately 122,000 sqm of rooftop space on five buildings. Annual renewable electricity generation is expected to exceed 12.2 million kWh, equivalent to the annual electricity consumption of around 4,000 households. CO2 emissions are projected to be reduced by approximately 5,000 tonnes per year.
Integrated energy system delivering added value for tenants
The project extends beyond pure electricity generation. It includes active peak load management to optimise on-site consumption, the intelligent coordination of all system components and charging infrastructure for tenants at the site.
Sustainability goes beyond certification and requires the active transformation of existing assets. Projects such as the one in Meerane illustrate how the combination of photovoltaic systems, energy storage, charging infrastructure and intelligent control can enable a commercially viable renewable energy supply while integrating efficiently into the wider energy system.
Deka Immobilien is creating predictable and economically attractive energy solutions for its tenants while simultaneously strengthening the long-term resilience of the site. Meerane Industrial Park demonstrates how logistics properties can be developed into high-performance infrastructure and energy platforms with a substantial impact on the decarbonisation of the real estate portfolio.
The modular design of the project allows for replication at additional locations and represents an important step towards a more sustainable property portfolio.
