Deka Immobilien has acquired the “VDH Cooling” logistics property in the Greater Rotterdam area of the Dutch port city of Rotterdam for the open-ended real estate fund Deka-ImmobilienGlobal. The seller is a property company held by a joint venture between Melcombe Partners and GIC.
Completed in late 2025, the property comprises approximately 29,700 sqm of rental space and is fully let on a long-term basis to VDH Forwarding & Warehousing B.V. The company uses the building’s specialised cold storage infrastructure for the storage and distribution of temperature-controlled food products. As the tenant’s central distribution hub for international goods flows, the property performs an important function within the European supply chain.
Strategic location and sustainable infrastructure
The asset is located at Dutch Fresh Port within the catchment area of the Port of Rotterdam, an established location for cold storage logistics in the Netherlands. Through its connections to the A15 and A16 motorways, inland shipping terminals and the rail network, the property benefits from trimodal transport links and direct access to key European markets.
From a sustainability perspective, the property meets high standards. The cold storage facility has achieved a BREEAM “Excellent” certification and holds an EPC rating of A+++++. In addition, the building features an integrated energy system comprising a rooftop photovoltaic installation and battery storage. The combination of on-site power generation and storage capacity supports greater energy autonomy and helps reduce the impact of rising energy costs. These features are becoming increasingly important, particularly for energy-intensive uses such as cold storage logistics.
With this acquisition, Deka-ImmobilienGlobal expands its exposure to logistics real estate and further strengthens portfolio diversification. At the same time, the fund gains access to a specialised segment within the cold storage logistics market, characterised by limited availability of suitable space and demanding operational requirements.
