Deka Immobilien has leased a total of 2,327 sqm of office space in the "Victoire" building, part of the prime "Opéra Victoire" complex in Paris’s 9th arrondissement, to two new tenants from the fintech and technology sectors.
The leases follow the completion of the extensive refurbishment of the historic 19th-century building. As part of the works carried out in 2024 and 2025, Victoire was transformed to meet the requirements of contemporary workplaces. The improvements include redesigned office and shared spaces, as well as a landscaped rooftop terrace of more than 500 sqm offering panoramic views across the rooftops of Paris to the Eiffel Tower.

Opéra Victoire comprises several interconnected buildings offering approximately 30,000 sqm of rental space. The complex combines historic architecture with modern workplaces and provides a range of shared amenities, including the Victoire Hall, library, café and lounge areas, as well as landscaped indoor and outdoor spaces. Additional rooftop terraces further enhance the occupier experience. The property is centrally located between Saint-Lazare station and the Opéra district in the heart of the 9th arrondissement.
Deka Immobilien has owned Opéra Victoire since 1998 and has continuously invested in and enhanced the property over the years. The recent refurbishment further strengthens the building’s position within the market for high-quality office space in Paris. The latest leasing agreements confirm the attractiveness of the location and reinforce Victoire’s standing in one of the French capital’s most sought-after office markets.
Further leasing discussions for additional office space within the Victoire building are currently well advanced.
