Deka Immobilien has acquired a prime retail property in a prominent city-centre location in Montreal for the open-ended real estate fund Deka-ImmobilienGlobal. The property is let to Apple on a long-term basis. The seller is a United States based family office.
Built in 1896, the building features a heritage-protected natural stone façade and most recently underwent extensive refurbishment in 2025. The three-storey property comprises 3,329 sqm of lettable space and is fully let to Apple. The Apple flagship store, which opened in January 2026, combines the historic character of the building with the requirements of a modern high-class retail concept.
With the acquisition in Montreal, we are continuing our strategy of selectively diversifying the Deka-ImmobilienGlobal portfolio with core properties across prime international markets. This exceptional high-street retail property, with Apple as a premium tenant secured on a long-term lease, ideally complements our existing allocations and sustainably strengthens the fund’s long-term income profile.
Prime location in the heart of Montreal
The property benefits from a prominent corner location at the intersection of Sainte-Catherine Street West and Rue de la Montagne, in the historic Golden Square Mile district. Sainte-Catherine Street West is Montreal’s leading shopping destination and an established location for major international brands. The renowned luxury department store Holt Renfrew Ogilvy is directly opposite the property. As part of the city’s “Sainte-Catherine Street West” urban development project, the retail corridor is currently undergoing extensive transformation aimed at further enhancing the area’s appeal and walkability.
Portfolio expansion and diversification
With the acquisition in Montreal, Deka-ImmobilienGlobal is expanding its presence in Canada to a third prime location, alongside Vancouver and Edmonton. At the same time, the fund is strategically increasing its allocation to high-street retail to further diversify its portfolio. For the acquisition, the fund management utilizes parts of the proceeds from dispositions throughout the year. In June 2026, Deka Immobilien acquired the fully let “VDH Cooling” cold-storage logistics centre in the greater Rotterdam area, comprising approximately 29,700 sqm of lettable space, for the fund.
