Redevelopment

The modernisation, revitalisation and repositioning of existing buildings play a crucial role in breathing life into real estate in the long term. That is something we manage and do with in-house teams of specialists.

Creating sustainable added value with an eye to the future

We are a partner to our tenants and see ourselves as forward-looking innovators of tomorrow. We view the advancing digitalisation of the real estate industry as a tremendous opportunity. For us, the world of work is one thing in particular: a place that supports motivated people.

As a high-equity, responsible real estate manager, our commitment goes well beyond actively managing properties. We make constant investments in our high-value building portfolio to ensure the appeal of our properties at all times. We continuously improve the quality and value of our real estate portfolio through forward-looking planning, as well as structural maintenance and modernisation measures. We design and create spaces that provide tenants higher value, increase customer experience and respond flexibly to ongoing changes in users’ needs, such as working in smart, green offices.

Further developing properties – actively promoting climate action

Lowering carbon emissions is the goal we have in mind as we continuously develop the properties in our fund portfolio. Equipping and operating buildings in an energy-efficient manner is one of the most important ways to reduce greenhouse gas emissions while at the same time enhancing a property’s appeal to investors and tenants. This is why we focus on environmentally friendly and energy-efficient construction and management.

OUR PRINCIPLES OF ENVIRONMENTAL SUSTAINABILITY:

  • Energy-efficient and cost-effective management of our properties
  • Optimisation and reduction of carbon emissions and resource consumption
  • Use of digital technologies and innovative business models to conserve resources and increase the value of our properties.

The use of renewable energy and energy-efficient system technology on site is an integral part of our energy efficiency strategy. For each of our existing properties, we examine the possibilities for utilising renewable energy and the use of modern and efficient system technology as part of a life cycle assessment. This includes installing solar panels on roofs, switching to heat pump technology and LED lighting, using AI-based operational optimisation and recycling waste heat through heat recovery systems. Measures like these not only shrink our buildings’ carbon footprint but also increase the attractiveness of our portfolio and reduce energy costs for our users.

Repositioning, revitalisation, refurbishment
Examples of success real estate asset management

From revitalising office buildings through sophisticated energy-related renovations and modernisation to repositioning classic high-rises for a second life as a prime property with green building certification, we support the sustainable use and flexibility of our real estate through a wide range of measures – often in partnership with long-term tenants.
